The apartment features new wooden windows, manufactured in the original historic design while meeting higher energy-efficiency standards. High ceilings of approximately 2.9 m give the interior a generous sense of space and natural light, further enhanced by the south-east orientation.
The original wooden flooring has been preserved in both bedrooms. The living room is complemented by new solid oak parquet, while the hallway and bathroom are finished with durable ceramic tiling. Both the kitchen and bathroom have been renovated.
The living area includes a ceramic tiled fireplace stove, providing atmosphere and an additional heat source. The apartment offers pleasant views towards the garden, reinforcing the calm and residential character of the villa.
The Villa, 1927
Early Traditionalist Modern Architecture of the First Czechoslovak Republic
The villa is a rare survivor of Most's original villa district, built in 1927 during the First Czechoslovak Republic. This period marked a time of rapid urban development and architectural experimentation, blending traditional forms with early modernist principles. Designed by famous architect Friedrich Kny, the villa reflects the refined residential style of the interwar era, characterized by proportional layouts, high ceilings, and balanced detailing.
Most itself underwent dramatic transformations in the 20th century. Large parts of the historic city were demolished due to coal mining and urban redevelopment, leaving only a few structures intact. This villa stands as one of the last remaining testimonies of the city's original residential fabric, offering a tangible connection to a vanished past.
The villa's location on a quiet, prestigious street near what is now Lake Most, a cultural and sports hub, underscores the blend of historical significance and contemporary lifestyle opportunities. It is not officially protected as a historic monument, allowing for careful modernization or adaptation, while maintaining the authentic character of the First Republic architecture.

The villa is a three-story property with a total built-up area of 189 m², constructed in solid brickwork in the First Republic style of 1920s. The attic space (45 m²) although currently unused, has the same ceiling height as the first and second floors, offering potential for conversion into an additional apartment or a personal recreational area (mans cave).
Originally, the cellar spaces were used as apartments until the 1960s, but were later decommissioned for hygienic reasons and to accommodate engineering and utility networks. Today, parts of the cellar are utilized as a private gym, combining historical charm with practical functionality.
The villa remains in its original state, without insulation, preserving its authentic architectural character. Although it is not officially protected as a historic monument, the building offers the possibility to implement upgrades or extensions while respecting its heritage.
The Garden

The property includes a shared garden of 1,266 m², set within a quiet villa quarter. The immediate surroundings are defined by dignified and stable neighbours — a Roman Catholic rectory and church on one side, and a private company's office villa on the other — ensuring a calm, low-traffic environment without residential density.
The garden provides generous open space for relaxation and everyday use. Existing storage sheds offer practical facilities for sports equipment, bicycles, and garden tools, while also presenting clear potential for extension or conversion, for example into a year-round garden wellness area, studio, or leisure pavilion.
The garden is not merely an accessory, but an integral part of the property, enhancing privacy, comfort, and long-term value in a location where comparable outdoor space is exceptionally rare.
